While the deficiencies noted vary from home to home, the one thing that all homes definitely have in common is that they ALL have deficiencies... Young or old, it does not matter. The process of deterioration begins immediately after the home is completed and unless regular homeowner maintenance is completed the process continues and, you guessed it, conditions of the home or building will begin to deteriorate.
Please do not let this scare you... Our job involves information gathering, fact-finding, and then reporting this information in a clear and concise format. This process never involves telling you to buy a home or NOT buy a home. This decision is yours alone to make and is why it is very important to have a professional Realtor® represent you through the home buying process as there are many additional factors that have little to do with the findings of our professional report. Which report would you rather have on your side? Sure you could save $50 and go with the other company, and look at the difference in what you will receive. Yes its true the cost of the service is commensurate with the quality and level of service rendered. In other words, you get what you pay for--not to mention that saving $50 might actually cost you thousands because of the inaccuracies in their handwritten or poorly documented report.
